Researching a Property's History

The Land Registry holds valuable information about a property's past, though the level of detail depends on when the property was first registered and how many changes have occurred since.

What the Current Register Shows

The title register always shows the current state of affairs. However, it also contains historical clues:

**Price paid**: If the property was sold after April 2000, the purchase price is recorded in Section B

**Dated entries**: Each entry has a registration date, showing when changes occurred

**Referenced documents**: Entries reference deeds, transfers, and conveyances by date, giving a timeline of significant events

**Charges**: Current and sometimes historical mortgages appear in Section C

Historical Editions of the Register

The Land Registry keeps copies of previous editions of the register. You can apply for a historical edition to see what the register looked like at a specific date. This can reveal:

Previous owners

Previous charges that have since been discharged

Entries that have been removed or amended

Changes to the property description

Historical editions are available directly from the Land Registry but not through automated services.

Day List and Pending Applications

The Land Registry's day list shows pending applications that haven't yet been completed. This can reveal transactions in progress. Applications are processed in priority order based on when they were received.

Other Sources for Property History

**Filed copies**: Original deeds and documents held by the Land Registry

**Land Charges Register**: For unregistered land, this register records certain charges and obligations

**Local authority records**: Planning applications, building regulations, environmental information

**Census records and historical maps**: Available through the National Archives and local record offices

Limitations

The register is not a complete history. It shows the current position and selected historical information. Entries are removed when no longer relevant — for example, a mortgage charge is deleted when the mortgage is repaid. Previous owners are overwritten when a new owner is registered.
