How to Find a Property Owner
Property ownership in England and Wales is recorded by HM Land Registry. The register is public — anyone can find out who owns a registered property by purchasing the title register.
- Search for the property using one of the methods above
- Identify the correct title from the results
- Purchase the title register (£25.00 per document)
- The owner's name and address will be shown in Section B

What Information Will You Get?
The title register (Section B — Proprietorship Register) shows:
- The full legal name of the owner(s)
- Their correspondence address (as filed with HMLR)
- The price paid (if registered after April 2000)
- The class of title held
- Any restrictions on the owner's powers
Is Property Ownership Public Information?
Yes. In England and Wales, land ownership is a matter of public record. Anyone can purchase a title register to find out who owns a registered property. There is no requirement to give a reason for your search.
What If the Property Isn't Registered?
Not all land is registered. Registration became compulsory for sales across England and Wales in 1990. If a property hasn't changed hands since then, it may not appear in the register. However, over 85% of land in England and Wales is now registered.
