What Is a Title Register?

A title register is the official Land Registry record for a registered property in England and Wales. It is the definitive proof of who owns a property, what rights apply to it, and what obligations burden it.

Every registered title has a unique title number (e.g. HP700100) and a corresponding register divided into three sections.

Section A — The Property Register

This section describes the land and property covered by the title. It includes:

The postal address (if one exists)

A brief description of the land, referencing the title plan

The type of estate — freehold or leasehold

Any rights that benefit the property, such as easements or rights of way

Section B — The Proprietorship Register

Section B records who owns the property. It shows:

The full name(s) of the registered proprietor(s)

Their correspondence address

The class of title (absolute, qualified, possessory, or good leasehold)

The price paid for the property (if registered after April 2000)

Any restrictions on the owner's power to sell or mortgage

If there are multiple proprietors, all names will appear here.

Section C — The Charges Register

This section records burdens on the property:

Mortgages and charges secured against the title

Restrictive covenants limiting how the land can be used

Easements that others have over the property

Notices, cautions, and other entries protecting third-party interests
