How to Find Out Who Owns a Property

Property ownership in England and Wales is a matter of public record. Anyone can search the Land Registry and purchase a title register to see who owns a registered property.

Why You Might Need to Know

  • You want to buy a property or piece of land that isn't on the market
  • A neighbouring property is causing problems and you need to contact the owner
  • You're dealing with a boundary dispute
  • You're a solicitor or conveyancer conducting due diligence
  • You need to verify ownership for probate

    • Search by Address or Postcode

    The simplest approach. Enter the property's address and browse the results. For flats, try a postcode search to see all titles in the building.

    Search by Owner Name

    If you want to find all properties owned by a specific person, use the ownership search. This checks across all registered proprietor names in the Land Registry's commercial data.

    Search by Company Number

    For properties held by companies or trusts, searching by Companies House registration number is often more reliable than searching by company name, which may differ from the registered name.

    What You'll Find

    The title register (Section B) shows:

  • Full name(s) of the registered proprietor(s)
  • Their correspondence address
  • The price paid (if registered after April 2000)
  • The class of title

    • What If the Property Isn't Registered?

    About 15% of land in England and Wales remains unregistered. If your search returns no results, the property may not be in the register. In that case, you can apply to the Land Registry for an index map search, or check with the local authority.
