When you remortgage, your new lender and solicitor need to verify that you own the property and check the current state of the title. This means obtaining official Land Registry documents.

Which Documents Are Required?

**Title Register (official copy)**: This is almost always required. Your solicitor will check:

  • **Section B**: Confirms you are the registered proprietor
  • **Section C**: Identifies any existing charges (current mortgages) that need to be repaid and removed on completion
  • **Restrictions**: Checks for any restrictions that might prevent a new mortgage being registered
  • **Title Plan (official copy)**: Often required, particularly if the lender needs to confirm the property boundary for valuation purposes.

    Why Must They Be Official Copies?

    Mortgage lenders will only accept **official copies** — documents issued by HM Land Registry under Section 67 of the Land Registration Act 2002. Informal views or printouts from the HMLR website are not accepted.

    Official copies have a specific date and time stamp showing exactly when the register was inspected. This is important for priority — a lender needs to know the state of the title at a specific point in time.

    How Old Can the Documents Be?

    Most mortgage lenders require official copies no more than **6 months old** at the date of completion. Some lenders insist on 3 months. Your solicitor will order fresh copies if yours are older than this.

    The Remortgage Title Check Process

    1. Solicitor orders official copies of the title register and plan

    2. Solicitor reviews Section B to confirm ownership and any restrictions

    3. Solicitor reviews Section C to identify the existing mortgage charge(s)

    4. On completion, the old mortgage is repaid and its charge removed; the new lender's charge is registered

    5. An updated official copy will show the new charge once registered

    Can You Order the Documents Yourself?

    Yes. Although your solicitor will ultimately order official copies as part of the remortgage process, you can order them yourself beforehand to review what the register shows. This can help you identify issues early — for example, an old satisfied mortgage charge that was never removed, which could delay your remortgage.
